Overview Langdale View Apartments continues to achieve a Three Star Self Catering rating following this year's assessment visit, the rating sitting safely near the top of the banding, all sectional consistency areas having been met and in part (cleanliness) exceeded. Certain spatial restrictions at this characterful property do result in a low Three score in some sections of the report, though this in no way jeopardises the rating.

An unaccompanied assessment visit with key code having been kindly provided by the agent, debrief completed with Emma at the agency. Information from the agent indicates the owner welcomes suggestions for improvements which may either lead to a higher rating in the future or consolidate the current rating. Suggestions are included within this report for such improvements where appropriate. Exterior; the apartments present very well from the exterior making for a positive first impression on arrival, designated private parking available. Units Seen Apartments 1, 2, 3 and 4 (4 units total stock) viewed unaccompanied, key code having kindly been provided by the agency.

Website Feedback An internet search on Google for Langdale View Apartments displayed the Lakelovers website on the first page. Website reviewed: www.lakelovers.co.uk, the website listing accurately describes the accommodation and facilities, including maximum occupancy numbers. The correct star rating is displayed; discussions have taken place at the Agency office regarding the use of the new VisitEngland logo instead of the old enjoyEngland.com logo.

Pricing is current and professional images used, accurately reflecting the accommodation provided. Policies and property features are clearly listed. A professionally presented and managed company website. Cleanliness/Housekeeping The apartments were unoccupied at the time of the assessment visit. As high standards of cleanliness are always a most important aspect for guests when staying away from home, a regular, routine and detailed cleaning regime is to be encouraged. This will ensure standards remain consistent in all areas thus managing guests' expectations. Less obvious areas such as bathroom extractor fans, skirting boards, high levels, fridge seals, under beds and inside drawers always areas to pay particular attention to; no issues or concerns evident this visit. Public Areas D├ęcor in the lounges is very well maintained having recently been decorated, walls enhanced with local themed prints for relief. Soft furnishing and carpets are of a very good quality.

Furniture is also of a high quality, well-co-ordinated and situated well to allow for ease of use and access, sturdy dining furniture allows guests to dine together in comfort. Fully controllable heating offers comfortable warmth, lighting is effective to the area. The studio style layout to apartment 3 provides a little less space for free movement, but other units are well proportioned. Bedrooms Recently refreshed decor presents very well, hard wearing carpeting is well fitted and suitably maintained. Matching modern furniture in the main provides ample hanging and storage space for guests' belongings. Curtains and voiles enhance the blackout and privacy aspect to the guest. Efficient levels of lighting including to bedsides for reading, comfortable warmth in place. Beds are firm and supportive, good to note the new bed linen and lined curtains.

Bedrooms vary in size though offer comfortable dimensions, furniture is well positioned allowing for ease of movement and comfort. Bathrooms Wall tiling and boarding continue to be well maintained, vinyl flooring provides a practical and hygienic solution to these areas allowing for ease of cleaning. Matching sanitary ware and fittings continue to present well, modern shower heads in place. Effective levels of lighting, heating and ventilation evident.

Whilst kitchens vary a little in presentation and style, they have been well planned and laid out. Good to see the new kitchen worktop and appliances in apartment 3. Hard surfaced floorings are well fitted and maintained to a high standard. Well fitted matching units provide ample levels of storage for guests' provisions and supplied inventory, well stocked with appropriate quality inventory items. Effective levels of overhead lighting with forced extraction ensuring cooking odours are eliminated at source. Kitchen appliances remain in sound order, ample amounts of crockery, cutlery and glassware is supplied. Management Efficiency All bookings are handled in a professional manner by the agency, with sound systems in place. Clear arrival details with directions and key collection information is forwarded prior to arrival. In house and emergency information is provided by the agency, a well presented folder seen. Where not already provided, a simple range of beverage supplies or locally produced confectionery might be offered as a guest welcome.

Good to note the additional personal touches included by the owners which will surely be appreciated by guests. Potential for Improvement The properties sit comfortably towards the upper end of the ratings banding qualitatively, and there is little to offer as regards recommendations to consolidate at this level. Just touching up of decor as and when required, but it is noted the apartments have recently been decorated. Highlights A well managed complex set in a pleasant and peaceful residential location. Spacious off road parking will be appreciated. Apartments are within easy walking distance to local services and amenities. High standards of housekeeping noted. The provisions of wi-fi is included. Glorious views from upper floor apartments in particular. Dog friendly. Good to see that since last year's visit, all apartments have been decorated and benefit from new bed linen, lamps, rugs and lined curtains. Apartment 3 has also had new kitchen worktops fitted along with new appliances
